Plain English: We aggregate public government records and present them usefully. You can use data for your own research. You cannot scrape our platform, resell our data, or share your login.
1. What we are
ForeclosureIntel aggregates publicly available Florida county clerk auction records, property appraiser data, and tax records. We are not a law firm, brokerage, or financial advisor. Always verify data before making investment decisions.
2. Permitted use
- Personal investment research and analysis
- Sharing individual property details with clients in the normal course of business
- Exporting records within your plan limits for your own use
3. Prohibited use
- No scraping — automated access, bots, scripts, or systematic downloading is prohibited
- No reselling — you may not resell, sublicense, or redistribute our data
- No sharing logins — each subscription is for one user only
- No competing products — you may not use our data to build a competing service
- No excessive requests — more than 100 API calls/minute or 1,000/hour is prohibited
Violations result in immediate termination without refund and may result in legal action.
4. Data watermarking
Our dataset contains synthetic records used to detect unauthorized copying. We actively monitor for our data appearing on third-party platforms and will pursue legal remedies if detected.
5. Investment Risk Disclaimer
- AS-IS purchase: Florida foreclosure and tax deed properties are sold as-is with no warranties, representations, or guarantees of any kind. ForeclosureIntel does not inspect properties and makes no representations about physical condition.
- Liens and encumbrances: Certain liens may survive a foreclosure sale, including but not limited to IRS federal tax liens, HOA assessments, municipal code violations, unpaid utility charges, and nuisance abatement liens.
- Hidden liens: The following types of liens may not appear in our data and may survive sale: IRS liens (if redemption period not expired), HOA super-priority liens, city/county code enforcement liens, unpaid water/sewer bills, and condominium association assessments.
- Due diligence responsibility: You are solely responsible for conducting your own due diligence prior to bidding, including ordering a professional title search, reviewing the full court docket, and consulting with a licensed real estate attorney.
- Not a broker, attorney, or advisor: ForeclosureIntel is a data aggregation service. We are not a licensed real estate broker, attorney, title company, or financial advisor. Nothing on this platform constitutes legal, financial, or investment advice.
- Not investment advice: Deal scores, grades, cap rate estimates, and equity gap calculations are algorithmic approximations based on publicly available data and are provided for informational purposes only. They do not constitute investment advice or a recommendation to bid.
- Liability disclaimer: ForeclosureIntel expressly disclaims all liability for investment losses, missed auctions, lien surprises, title defects, or any other damages arising from use of this platform. Our total aggregate liability is limited to three months of subscription fees paid.
5a. Accuracy disclaimer
Data is sourced from public government websites and may contain errors or omissions. We are not liable for investment decisions made based on data sourced from public records on this platform. Always verify critical information with the county clerk before bidding.
6. Billing and refunds
Subscriptions renew monthly. Cancel anytime — access continues through end of billing period. Full refund available within 7 days of first payment. Contact support@foreclosureintel.com.
7. Liability limit
Our total liability shall not exceed 3 months of subscription fees. We are not liable for investment losses or missed auctions.
8. Governing law
Governed by Florida law. Disputes in Palm Beach County courts.
